Smoke Odor
Smoke odor from fire, cigarettes, cigars, or cannabis is among the most difficult to eliminate because smoke molecules bond chemically to virtually every porous surface they contact โ drywall, wood, insulation, fabric, carpet, and HVAC components. The HVAC system is particularly problematic: it distributes odor-laden air throughout the structure continuously, re-contaminating surfaces that have been cleaned. Effective smoke odor elimination requires treating the source materials AND decontaminating the HVAC system. Simply repainting over smoke-stained walls without treating the underlying odor molecules will fail within weeks as the molecules off-gas through the new paint.
Mold & Musty Odors
Musty odors are a reliable indicator of mold growth โ even when you cannot see visible mold. The smell comes from microbial volatile organic compounds (MVOCs) produced by mold colonies as they metabolize organic material. You might smell mold behind finished walls, in crawl spaces, or in attic insulation long before it becomes visible on a surface. Odor treatment alone will not resolve a mold problem โ the colony must be located and remediated. We identify the mold source, remediate it, and then treat remaining odors in the structure.
Sewage & Waste Odors
Sewage odors result from hydrogen sulfide and other gases produced by bacterial decomposition of organic waste. These odors can penetrate deeply into concrete, subflooring, and drywall after a sewage backup. Surface cleaning without antimicrobial treatment and odor neutralization leaves the odor-producing compounds in place. In some cases, porous materials that absorbed sewage fluids must be removed entirely โ no amount of surface treatment will permanently eliminate odor from a material that has absorbed sewage to its core.
Pet Odors
Pet urine is one of the most challenging odors to permanently eliminate. Urine soaks through carpet fibers into carpet padding and the subfloor, where it crystallizes as it dries. When humidity increases, those crystals reactivate and release odor โ which is why pet odors often seem worse in summer or after rain. Full elimination requires removing the carpet and padding, treating the subfloor with enzyme-based and antimicrobial treatments, and replacing flooring materials. Pet dander and odor compounds in painted surfaces and HVAC systems also require treatment for complete elimination.

Chemical odors from spills, manufacturing residue, cleaning product accidents, or prior tenant activities can be complex to eliminate because the compounds vary widely. Hydroxyl Generation
Hydroxyl generators produce hydroxyl radicals (OH) by simulating a natural atmospheric photocatalytic process. These radicals react with and neutralize odor molecules on contact โ including volatile organic compounds, smoke residue, bacterial off-gassing, and chemical fumes. The key advantage of hydroxyl treatment is safety: the process is safe for occupied spaces (with proper protocols), doesn't damage materials or electronics, and reaches into areas that ozone cannot safely be used. Treatment cycles typically run 24โ72 hours depending on odor severity.
Ozone Treatment
Ozone (O3) is one of the most powerful oxidizing agents available for odor elimination. It reacts with and destroys organic odor molecules throughout a structure, penetrating the same pathways smoke and other volatile compounds traveled. The limitation of ozone is that the concentration required for effective treatment is unsafe for people, pets, plants, and some materials โ the space must be fully vacated during treatment and properly ventilated before re-occupancy. Used correctly, ozone treatment can eliminate odors that no other method will fully address. We follow strict protocols for ozone concentration, treatment duration, and post-treatment ventilation.
Thermal Fogging
Thermal fogging vaporizes a deodorizing solution into ultra-fine particles that follow the same air pathways smoke or other odor sources traveled โ penetrating into wall cavities, into HVAC systems, and into porous materials. It's particularly effective for smoke odor because it reaches exactly where the smoke went. Thermal fogging is used in conjunction with other treatments, not as a standalone solution.
HVAC Cleaning & Decontamination
The HVAC system is the single most overlooked element in odor remediation. Duct systems accumulate odor-laden dust, mold spores, pet dander, and smoke residue on every interior surface โ then distribute them throughout the structure every time the system runs. Comprehensive odor elimination requires professional duct cleaning, coil cleaning, and deodorization of the air handling unit in addition to treatment of the occupied spaces.
Content Deodorization
Furniture, clothing, curtains, and personal belongings absorb odors along with the structure itself. We offer pack-out and professional content deodorization using ozone chambers, ultrasonic cleaning, and specialized laundering to restore items to odor-free condition rather than replacing them.

How long does professional odor removal take?
Timeline depends on the type of odor, how deeply it has penetrated building materials, and the size of the affected area. A localized pet odor in a single room treated early may be resolved in 1โ2 days. Whole-house smoke odor from a fire, or a severe pet urine situation requiring subfloor treatment and content cleaning, may take a week or more including source removal, treatment cycles, and post-treatment ventilation. Can you remove cigarette smoke smell from a home?
Yes โ though it is one of the more challenging odors to fully eliminate because years of smoking deposit nicotine and tar compounds on every surface in the home, including inside wall cavities and throughout the HVAC system. Effective cigarette smoke remediation typically requires sealing or replacing affected drywall (paint alone does not block smoke odor from penetrating through), professional duct cleaning, HEPA filtration of air handling equipment, and hydroxyl or ozone treatment throughout the structure. In extreme cases, carpet and padding replacement is also necessary. The key is treating the embedded compounds in materials โ not just the air.
What about mold odor โ can it be removed without remediating the mold?
No โ and any company that offers to eliminate mold odor without addressing the mold itself is not providing a real solution. The musty odor is produced by the mold colony as a byproduct of its metabolic activity. Treating the odor without removing the colony is like spraying air freshener to fix a gas leak. The mold continues growing, continues producing MVOCs, and the odor returns. Genuine mold odor elimination requires mold remediation first โ containment, removal, antimicrobial treatment, and source moisture correction โ followed by structural deodorization for any residual compounds in building materials.
Is ozone treatment safe for my home and belongings?
Ozone treatment is safe when performed correctly by professionals โ it is used routinely in restoration and remediation work with well-established protocols. The key precautions are: the space must be fully vacated by all people, pets, and plants during treatment; certain rubber materials and some electronics should be removed or protected; and the space must be properly ventilated after treatment before re-occupancy. At the concentrations required for effective odor treatment, ozone would cause respiratory irritation if inhaled. This is why we control the process carefully and clear the space before anyone re-enters. Post-treatment ozone rapidly breaks down into regular oxygen โ there is no lasting ozone residue once the space is properly ventilated.
